Chad asks: "I understand you help your agents work their sphere by providing them with a personal KCM account and doing automated posts. Are these personal posts coming from The Lars Group, or is it branded as your actual buyer's agent individually?" This is a great question - the answer to which I wish I would have realized sooner. An agent on my team, Jon Wian, founded High Performing Agents Academy and will be helping us with this group. He started on my team with no general brokerage experience, but will sell over 100 homes this year. We build branded standalone websites for our agents. We've also come together with Keeping Current Matters to set up an agent blog with really good content. It's not hyper-local or anything, but the blog is branded to a particular agent, it has great stats and graphics, and all the leads go directly to the agent. Also, the emails that are sent out daily are easily posted to the agent's personal Facebook account. We track the amount of activity they do with note cards, Go For Nos, how many people they asked whether they're looking to buy or sell, how many social posts they did, and a host of other things. I'm not shying away from helping our agents build their brand inside our team. The truth is, it's the accountability that actually makes the results. I used to pride myself on the fact that at least 85% of our business is team generated, and now that has dropped down to 75% on 475 transactions. This is a 10% delta, but it's about 45 additional transactions because we're focusing on it now. They show up on day one with 50 SOI, and we have them build our their SOI on a regular basis. The logos are all Lars Group logos, so this is an example of how I give my agents the same tools I use in my business to help them. All of my agents have a BoomTown site as well. If you search it, you'll see that Jon has the same site and tools that I have. This allows me to hold him, and other agents with the same tools, accountable to grow their business. Each song features catch phrases that allow instant recognition of band’s unique style in the first few seconds. Klaxa is constantly accompanied by a masked counterpart, who calls himself Lord Nervus. This fictional character wears an SM mask and for most observers will be first associated with a sex slave. This association is indeed reflected in the storyline and the structure of the music videos. Vocal style of Nervus is most likely reminiscent of Nine Inch Nails or Linkin Park and gives the songs dark and sonorous feeling. The band members of "Older Talking" see themselves as wolves in sheep's clothing in today's music landscape. Above all they want to provoke, encourage self-reflection and draw the audience's interest to music and ideology that is far removed from the mainstream represented by radio, TV channels and mass media.

The vehicle owes its unconventional beauty to the opening of the interior to its environment, the absence of a roof and the shorter windscreen. With its radiant, dramatic metallic-white and colour accents in "stream green", the smart forease promises a carefree driving experience, freed from convention, yet in harmony with its surroundings. It is open to the sun's rays and the wind, allowing its passengers to enjoy a liberated and pure driving experience. The shorter windscreen offers little resistance to the headwind. The smart forease cleverly focuses on what is essential for urban driving enjoyment. Its manoeuvrability and relaxed openness exert a liberating and invigorating effect on the occupants. Safety comes courtesy of the two domes behind the seats. The door handles, which are seamlessly recessed in the door, make for an elegant touch. The smart forease has a paint finish in effect-rich metallic-white. This offers a subtle contrast with the matt-silver Tridion cell and the brilliant "stream green" accents both inside and outside. Some of these are instantly noticeable, such as the contrasting green decorative seams on the upholstery, the green border around the media interface and the "stream green" contrast surfaces on the sides of the seats. Others become apparent at second glance from certain angles, such as the green honeycomb look inside the air vents plus further details on the headlamps and wheels. The open vehicle concept produces a link between exterior and interior, the entire play of colour being at all times in evidence. The interior therefore contributes to the exterior impact of the vehicle. This is also reflected in technical details in the interior. A particular feature is the two round displays in place of centre air vents in the instrument panel – as if there were not already enough fresh air! The displays can be used, for example, to present content from the "ready to" app, which allows the driver to share their smart with friends or to monitor its functions. The speakers of the audio system, which provide a perfect sound for listening to music or making phone calls, are visibly integrated in the rear wall of the cockpit, emphasising the car's cool, playful character. The smart forease is based on the standard-production smart EQ fortwo cabrio and can therefore be driven. It is a tribute to the two earlier concept vehicles crossblade (2001) and forspeed (2011). It also affords a preview of the electric future of the smart brand. smart is the first automotive brand with its sights set on a systematic switch from the combustion engine to the electric drive: since 2017, smart has been selling only electric vehicles in the USA, Canada and Norway. From 2020, it will be marketing only battery-electric cars in Europe, too. The rest of the World is due to follow soon after. Because having an Amazon Pro Merchant Account is a necessary prerequisite to winning the Buy Box. Winning this is crucial as a new seller for two reasons: 1) About 80% of sales are made using the Buy Box - so not winning this means you miss out on crucial sales opportunities. 2) When you are the featured seller in the Buy Box the number of reviews you have are not featured, so it means that new sellers won’t be discriminated against for having little-to-no reviews by buyers. Second thing to do BEFORE you start selling on Amazon: Have the documents ready when applying for an Amazon account When creating an Amazon account, you will need the following documents: 1) Photos of a national ID (like a passport or a drivers license). 2) A bank statement with your address on it. So before you start an account, take photos and download your latest bank statement and upload these documents when Amazon asks for them. Third thing to do BEFORE you start selling on Amazon: Act fast - DON’T wait! Amazon is regularly changing their requirements. For example… * In 2014 they changed Personal Care into a restricted category. * In 2016 they made it so new FBA sellers couldn’t send in their first shipment during the 4th quarter. * And in 2017, they changed it so you need to upload proof of ID documents during the account creation process. The sooner you get started, the easier it’ll be. Fourth thing to do BEFORE you start selling on Amazon: Pick your Amazon business model There are several types of business models to pursue when opening your Amazon store (private labeling, wholesale selling, dropshipping & retail arbitrage). Before you open your Amazon business, you need to pick the right one that meets your skillset and access to resources. For example, private labeling has the advantage of being very hands-off. But it requires a large upfront investment. While a dropshipping business takes more time to manage, but it requires a lot less money to get started. Weigh up the pros & cons. Fifth thing to do BEFORE you start selling on Amazon: Get a credit card (or a debit card) When you sell on Amazon you need to pay selling fees. To pay these, Amazon requires you have either a credit card or a debit card. You cannot use a Payoneer card or a prepaid debit card. If you don’t have this, then consider opening an Aliexpress dropshipping store on your own website. Sixth thing to do BEFORE you start selling on Amazon: Figure out a plan to manage your cash flow Don’t be afraid by the word “cash flow.” All we mean is that you need to have a plan for how you are going to pay for the items you are going to sell. Why? Because Amazon holds your money for 2 weeks as a new seller. This means: 1) If you’re dropshipping, you need to have money to use in the meantime to order the items the customer has purchased. 2) If you’re private labeling, it’s prudent to have money set aside to replace inventory if your product gets super-successful super-fast. While you could save up hundreds to thousands of dollars, the easiest way to manage this is with a credit card. If you don’t have a credit card then I recommend working on your credit score and making it a priority to get one. Seventh thing to do BEFORE you start selling on Amazon: Check if the category you want to sell in is restricted Some item categories on Amazon are unrestricted (ungated categories) and you can sell in them without submitting an application (e.g. home & gardening). But some categories are restricted (gated categories). Some categories are very easy to get unrestricted in (like clothing & accessories) but some are more difficult (e.g. food & grocery). Be sure to check before getting started. Eighth thing to do BEFORE you start selling on Amazon: Set aside time each day/week to manage/grow your Amazon business. Make sure you set aside time each day to fulfill orders & answer emails/questions. And set aside time each week to grow your business. For many this will be working on weekends. Doing this can be challenging: But it’s a right of passage that most business owners go through. So don’t get discouraged: The rewards are well worth it!
